Administrative
1. Federal and state payroll tax returns for 3rd Qtr. prepared and filed.
2. Fire extinguishers inspected, tagged and recharged where necessary. Next years 27 extinguishers will need replacement. Approximate cost is $1,000.
3. Health Department inspected the swimming pool and spa…passed. Inspector pointed out that the pool is not permitted for night operation and posted rules should reflect correct hours of operation or apply for after-dark operation.
4. New laws affecting condominiums were passed effective October 1, 2008. One of the new laws requires building inspections. “For condominiums greater that three stories in height, at least every five years, the board shall have the building inspected by an architect or engineer licensed to practice in Florida.”
5. Contacted the Direct TV provider. He will do another presentation, date and time to as yet be determined.
6. The Association has a contract with Joytel for internet access.
Building and Property
1. Water leak in supply line within unit #304 repaired by B & G Plumbing.
2. Extensive repairs to kitchen area in #606 damaged by clogged main drain back-up into unit.
3. B & G conducted video inspection of roof drain pipes. Sent findings to Pipe Tech for analysis.
4. Maintenance (Ron) sealed roof drain flanges and removed plant growth from around drain screens.
5. Lights within the garage on the east side were rewired to stay on all the time so as to provide additional illumination.

September 25, 2008
Units for sale
#1505 under contract to Dr. Todd Rasner.
Personnel
Hired Clen Ward the last week in August. Ron Dombrowski is very satisfied thus far.
Administration
1. Served complaint that Unit #1202 is being foreclosed by lender. Owner is trying to sell and several prospects have looked at the unit. Tenant is living there.
2. Manager completed a budget and gave to then Treasurer Sellers at the beginning of
September. The Budget Committee should use that as a starting point for its work.
3. Police officer Shawn Stieb moved into unit 101 on or about September 10th. She has repainted the unit.
4. Nadeem Zebouni inspected garage on 9/10/08 with an associate. Took set of rolled plans with him.
5. Election and proxy count at annual meeting went well. Three issues voted all passed.
Building and Property
1. Just about every unit had some water intrusion…units at south end of the building more so than north end.
2. Secure One spent two days searching for problem causing trouble indication on panel. Found a bad relay on ground floor.
3. After storm clean-up completed by most owners. #205 and #501 removed carpet and installed tile. Some unit owners waiting until after hurricane season to install new carpet. Unit #1305 has severe mold / mildew because AIR CONDITIONER was turn off. #602 removed and replaced drywall in master bedroom at window wall. Unit #1204 doing the same thing.
4. New parking bumpers have been installed where needed in the garage and in the
south parking area. Will charges garage space owners $30 for replacement.
5. Clean-up notices distributed last week. Will begin program October 1st ….next week.
6. Cracked dual sink waste line in #1803 replaced.
7. Unit #101 had the front bedroom tiled, replaced all blinds, new flat-top range installed, thoroughly cleaned and dried.
8. Clean-out for kitchen waste line installed in #606 had to be turned 180 degrees to satisfy owners. Remediation of back-up in progress. Unit cleaned and sanitized.
9. New barrel / spring installed for south garage door.
10. Pool pump motor burned up but was under warranty. Replaced with new motor.
11. Seams in 03 and 05 units allowed water penetration from above into living rooms below. Need to seal the seams wherever possible.
12. Pin-hole leak in the shower supply line of unit #1606. Owner had B & G repair.
13. Welder repaired all railings as required except #401. Bottom rail would not match holes for verticals. Need custom-punched bottom rail.
