PRESIDENT'S CORNER

LIENS FOR DELINQUENCIES

We will notify any delinquent owners 10 days after amount is due. 30 days later, if not paid, a lien will be filed against your unit.

GET RID OF YOUR HARD LINE PHONE?

You can now get rid of your hard line phone if you want. Simply give Bill your Cell number to plug into the phone box for buzzing guests in.

JULY 4TH PARKING ATTENDANTS

I must admit, I have never had as many compliments as on handling the parking lot. It worked extremely well and the guys want to do it for us anytime we want. Thanks to Linda Edwards for finding us these great guys!

LEASE APPROVAL

ALL leases MUST be approved prior to leasing your unit or your prospective tenant may not be allowed to move in. All moves, in or out, MUST be between 8am & 5pm Monday thru Friday. You MUST notify the office of move times for them to cover the elevator wall and/or floors.

GEORGE KOURY'S SCHOLARSHIP

Kudos to George, for giving a $700 scholarship to a deserving student who would volunteer at a public library and write a 500 word essay.

PLANTS & PLANTERS

The process has begun to cut and/or remove root intrusive plants in the planters on each floor. You may want to do this yourselves.

SPRING CLEANING PROJECT

We are working on removal of items stored in the mechanical rooms on each floor. To save any charges, you may want to do this before we do.

If you would like to be on the Board, be sure to get your resume' into to the office ASAP. If you are interested in what happens, become a part of it. We welcome all interested participants to be a part of solving problems and coming up with solutions. Bill has the application forms!

MANAGERS MESSAGE

We have issues that really need to be addressed by all owners and tenants. Two more units are being offered for sale, adding to the ten already on themarket. I know others who would like to sell if they could. At present, only about 35 of the 102 units are being used as permanent residences. This is not a good situation! More resident owners are needed who will take an active interest in restoring community values and spirit. At one time, there was voluntary compliance with our rules and regulations, but now, total disregard seems to be the norm. We can repair the physical aspects of the property but, somehow, we need to fix the other problems and deficiencies within the community.

People allow their pets to urinate on the column in the lobby, they don't pick up after their pets when they relieve themselves on our ground. They spit in the elevator, and they let anyone and everyone use their units and our amenities. Owners and tenants don't respond to requests for information, and several don't even pay their monthly assessments timely, showing little or no regard for fellow owners. Parents don't supervise their children. Owners who rent don't submit leases for association's approval and it is almost impossible to get people to get rehabs pre-approved or get approval times for move ins and outs.

The point is that if things don't change, Pelican Point is on a downhill slide and will become a second-rate hotel/motel type community. A new coat of paint will not change these continually deteriorating situations.

COMMITTEES

GARAGE, CONCRETE & PAINTINGCONCRETE WORK
The concrete, and noise portion of the work, is finally over. You will still be inconvenienced however with painting, pressure washing anddeck & ceiling prep.

GARAGE ARCHITECT & WORK
The Architectural Committee is working to get an Architect hired to get pairs done. After the repairs are complete, the garage will be painted.

PAINT CONTRACTOR
The contractor selected is Larry Halbert, Halbert Painting and Waterproofing. The Projects Committee is working on getting the contract finalized and to the Board for contract approval. We will NOT be painting any east, north or south doors or windows, however all will be re-caulked for pressure washing, water proofing and warranty.

DUE TO POSSIBLE PAINT OVERSPRAY POSSIBILITIES - CHECK LOBBY BOARD DAILY ONCE PAINTING IS BEGUN AND MOVE CARS AS REQUESTED!

GREAT NEW TV/INTERNET OPTION
I have been working for some time with Direct TV to get us cheaper prices and better reception for TV and Internet services.They have set up my unit as a test. Any of you are welcome to call and stop by to check it out. Please limit visits to daytime. Call 434-8401.You will be VERY pleased with the prices, speed and reception. You will be able to have one or both services for less than half of what you pay Comcast. The more to sign up, the cheaper the prices.

SAFETY - Rod MontgomeryWorking on a new type of entry system, to both the garage and building, for easier access and better security.

ALL UNIT REMODELING MUST BE APPROVED BY THIS COMMITTEE PRIOR TO ANY WORK BEING DONE
We are installing "shutoffs" in 3rd & 11th Floor units in an attempt to beable to keep better on top of stoppages and saving us money.
