Board of Directors’ Meeting

PELICAN POINT CONDOMINIUM ASSOCIATION, INC.

January 28, 2008

Minutes

Directors Present: Colette Sellers, Constance Stumin, Jeff Rolland, Gerard Montgomery, Dane Lucas, Michael King. Absent: Steve Bushman

MINUTES – Mr. Montgomery moved to accept the December 3rd minutes as presented. Second by Ms. Stumin. Approved without dissent.

REPORTS – Treasurer – see attached (not available, but will be at next BOD meeting)

Blog – If accessing blog is a problem, call Constance.

Building Committee – Jeff Rolland reported that Intron Technologies was the low bidder. The owner was interviewed to committee satisfaction. He can start in mid-February. Painting task is under contract with Halbert Waterproofing. Extras exceed original contract. The committee may consider re-bidding the task. The committee will also consider and recommend what to do with garage planters.

Safety Committee – see above

Manager –coming

…Our several insurance policies expire the middle of February. We are waiting for package from Advanced Insurance Underwriters. Plan on spending the same amount for insurance this year.

President’s Time – The painting contract along with the increase in the scope of work was
referred to the Building Committee for recommendation. The Statement of Revenue & Expenses will be available for owners who want a copy at the meet-
ings (10 copies).

Michael King to chair the Legal Committee.


Unfinished / Continuing Business

a. Building repairs and renovation – Mr. Roland moved to hire Intron Technologies to complete the concrete work. Second by Mr. Montgomery. There was a $9,000 increase in the bid amount due to qualifications raised by the contractor. All six directors approved.

b. What to do with perimeter planters on garage – Referred to the Building Committee.

New Business

a. Putting the new documents into effect – The amended and restated declaration and bylaws need to be recorded at the county court house.

b. What to do about FCCI – Attorney Edward Whelan recommends that the association sue the contractor. Mr. Rolland so moved that action. Second by Mr. King. Action approved by six directors.

The next board meeting will be the fourth Monday in February (2/25/2008) at 7:00 p.m.
